Since you are based in Squamish, will you work in other area’s?

Yes! Our services areas are: Vancouver (North Vancouver + West Vancouver), Squamish and Whistler. We have also worked beyond this demographic upon special request.

Why should I consider adding a suite or carriage home as an extra income opportunity ?
Its safe to say that most people look for ways to maximize their investments in their homes. From our analysis, we have discovered that 1/4 of BC homeowner’s are landlords and its becoming very common to remodel their basements into a rental unit or add a carriage house to their property. This adds an income stream to your personal financial statements. If you finance the construction with a loan leveraged on your primary residence and rent out the space, you can also qualify for tax deductions on the mortgage interest.

How do you communicate with us throughout our project?
In person meeting on a regular basis, email and other online sources such as our invoicing calendar, google doc’s or file sharing sites such as Flicker and Dropbox

What do you charge per hour?
We offer free consultations and following the meeting, we will provide an estimate of your project proposal. We can work on a fixed price or a cost plus basis or a mixture of the two. We offer different labour rates (depending on the complexity of the job), so we generally provide the labour as a bulk amount, and charge on a per hour basis if we go above and beyond the scope of work we discussed in your contract. Most importantly, we work closely with you to meet your budget goals as we believe this will led us to setting up attainable project goals.

We want to build a home, how much should we budget and how long will it take?
Depending on the complexity of your new home, building time will vary.  Prices per square foot for construction average will vary depending on your lot, your house design and the finishing you choose to do. In regards to building time, an average 3,000 square foot house takes between 7-9 months to construct and the design + permitting generally adds 3-4 months.

We love where we live and we can’t decide- move or renovate?
If you love the location of your home and you don’t feel emotionally ready to move, then consider the idea to renovate. We can help determine which renovations we see best fit for your home and which will give you the best “future” selling price for when you’re ready to sell. Overall, renovations are generally a good return on investment for your home.

During my renovation do I need to move out of my house?
If you are doing a large renovation its ideal since it will increase the builders productivity- which will end up saving you time and money. If you are doing a small job, be aware that you might be inconvienced at times, such as limited electrical. We also suggest storage containers if you want to minimize moving fees.

Is there warranty coverage for your home builds?
Yes, we are committed to provide you protection for your most valuable asset through Home Warranty Insurance.
The 2-5-10 Home Warranty Insurance, includes the following coverage:
•    1 year warranty for materials and labour
•    2 year warranty for the major systems (heating, electrical, plumbing, etc.)
•    5 years on the building envelope, including coverage on unintended water penetration
•    10 years coverage on major structural items
This 2-5-10 protection is widely recognized as the strongest and most effective home warranty standard in Canada.

Do you have worksite insurance?
Yes, we cover the worksite liabilities for construction. However, we suggest you notify your home insurance company about the work being done on your home
